Chocolate Marshmallow Fudge

3 c. sugar
3/4 c. butter
2/3 c. condensed milk, (not evaporated)
1 12oz. pkg. chocolate chips
1 c. creamy peanut butter
1 tsp. vanilla
1 7oz. jar of marshmallow cream

Boil the sugar, butter and condensed milk together for 5 minutes in a heavy saucepan.
Add the chocolate chips and stir until melted.
Add the peanut butter and vanilla and stir.
Stir in the marshmallow cream but do not stir too long as this will set fast.
Pour into buttered pan and refrigerate.
